Landlords: your gas safety record, explained
What the law asks of landlords every year, and how to keep it all in one place.

If you let a home in the UK with gas appliances, the Gas Safety (Installation and Use) Regulations 1998 put three duties on you.
- Have every gas appliance, fitting and flue checked for safety every 12 months by a Gas Safe registered engineer.
- Give your tenants a copy of the gas safety record within 28 days of the check, and give new tenants a copy before they move in.
- Keep each record for at least two years.
What the record shows
The record lists each appliance checked, the readings and safety checks made, any defects found and what was done about them, and the engineer's details and Gas Safe registration number.
Keeping it simple
On CallOut, the engineer's readings and checks go straight into the record as they work, and the record is kept with the property. Landlords and agents see every home's record and which are due soon, so the next check is booked before it lapses.
